# THIS IS NOT A PARTY HOUSE FOR FIRST YEAR STUDENTS...SORRY!
- Ten charlton is suited to mature age students/professionals (25 - 35) wishing to live and study in a quiet setting.
SUMMARY:
- Ten charlton is a lovingly renovated 5 bedroomed home with gas/stainless steel appliances in a spacious kitchen, two lounge rooms, two bathrooms, laundry, chill-out room with a calming water feature, front/back decks AND sits in Permaculture inspired landscaped edible and tropical gardens.
Although my life has taken me away from the Lismore area for now, this is still my home and I will only consider like-minded people who have an interest in health / well being and the environment!
Renovations have been ongoing for over eight years now with many hundreds of hours of hard work and ongoing bank loans and lines of credit to get it to this point.
This house has been fully furnished with the comfort of tenants in mind and I've opted for quality wherever possible. Some items have been hand-made by my father and a local Byron Bay craftsmen. What is trying to be achieved each year is not just filling 5 rooms, but to create a cohesive and respectful household for like-minded people. I wish for this to be a home where the commonality is study and positive energy.
DETAILS:
- Individual lease agreements are provided. Leases are typically for 10.5 -11 months and end early - mid January to allow access for an annual maintenance visit.
- The Bond is equivalent to 4 weeks rent.
- Rent includes: electricity, gas, water, wireless ADSL2 internet & lawn/garden maintenance.
The only other costs include: Tenants split the cost of the Telstra landline at around $1 a week each. Outgoing calls other than 000 and Telstra numbers have been blocked to save hassles over bills as most tenants have a mobile. Incoming calls from family and friends can be taken. The landlord pays $59.95 a month for a 100Gb plan but recent lecture downloading has placed extra demand on the existing plan, so tenants contribute around $1 a week to allow more download capacity. This means that students can access lectures from the comfort of home.
- Tenants are asked to provide a new mattress protector at the beginning of their tenancy to ensure mattresses are kept hygienic and in excellent condition.
- Rent is paid two weeks in advance and is paid into my house account each fortnight by the due date.

- The house is situated in a quiet cul-de-sac in South Lismore with long term neighbours who are quiet and friendly.
- A regular bus service runs from the end of the street and can be taken to the town centre where another bus connection can be made over to the university. Alternatively, riding will take about 15-20 minutes and driving 5+ minutes.
- Expansive sports fields are only 100 metres away at the end of the street for jogging, having a game of cricket, the practice of silly walking, throwing a frisbee...? Whatever floats ya' boat.
